Chalet Premerat is located at the small hamlet of Le Promerat, just above the village of La Baume. This small group of properties occupy a sunny position with excellent views over Reservoir Jotty in one direction and towards the village of Le Biot, in the other.
La Baume is located half way along the main road which links Morzine to Lake Geneva at Thonon Les Bains. The nearest skiing to La Baume is at the small ski station of Drouzin le Mont approximately 7km away above Le Biot. Also just a 10 minute drive away is the ski station of La Grande Terche at St Jean D'Aulps. Access to the main linked Portes du Soleil ski domain is a 20 minute drive away at Ardent (above Montriond) or Morzine.
The nearest bar, restaurant and boulangerie are located in Le Biot, 4km from Chalet Premerat. St Jean D'Aulps offers a wider range of shops and restaurants and is just 10 minutes away by car.
Chalet Premerat is a traditional Savoyard farm. It has just been renovated. This renovation has made the most of the enormous amount of space available, leaving a very grand finished chalet. If you have a look at the photos and 360 degree tour (click on the icons to the left) you'll get a good idea of what is available.
Initially constructed in 1884, the total floor area is 450 m² and the habitable floor area is 380 m². It is sold fully furnished.
The layout consists of:
Cellar: 2 Cellars, one for the dogs and one for the wine!
Ground Floor: Utility room, original stables now used for storage, entrance hallway, fitted kitchen, dining room but could be 5th bedroom, bathroom with WC.
First floor: 2nd Entrance, 3 bedrooms, living room and lounge with feature fireplace, shower room, garage for 2 cars.
Second floor: Mezzanine/office, master bedroom with dressing room and en suite shower, balcony with under eaves storage,
Externally there is parking and a nice garden with great views. The heating is gas fired (via a tank that requires a yearly refill). There are no mains drains in this hamlet but the property has a new septic tank.
